HOA GOVERNING DOCUMENTS
Condominium and Planned Community Homeowner Associations are generally governed by various organizational documents, referred to as "governing documents".
Governing documents generally include CC&R's, Articles of Incorporation (if your HOA is incorporated), Bylaws, Rules and Regulations, Architectural Guidelines and board resolutions.
These documents not only spell out contractual obligations between the Association and owners, they provide useful guidelines for living within your community, including what you and your neighbors may or may not do on your property, common areas or common elements. They also define maintenance obligations and lien rights for failure to pay assessments.
It is essential that you read and become familiar with the governing documents of your community.
